BOOKING WITH ABODE

  • WILL THERE BE SNOW / WILL THE SKI RESORTS BE OPEN?

  • ARE YOUR PROPERTIES PET FRIENDLY?

    The majority of our homes are not pet-friendly as many HOAs have strict regulations against pets in vacation rentals, along with individual homeowner preferences. If a property is pet friendly, it will be listed in the Description and/or Amenities section on the property listing. Please refer to the pet-friendly status on each individual listing, and know that all pet-friendly homes may have restrictions, non-refundable fees, etc. All pets in any pet-friendly home still must be pre-approved with Abode before reservation is confirmed. For more information on our pet-friendly homes, please contact a reservation specialist at stay@abodeluxuryrentals.com.

    *Please note that if a pet is found to be occupying a non-pet-friendly property, additional fees will be applied to your reservation.

  • WHAT IS YOUR CANCELLATION POLICY?

    Confirmed reservations booked directly with Abode (via abodejacksonhole.com or with a reservation specialist) which are canceled before 60 calendar days of your check-in date will be subject to a 25% cancelation fee. This fee will be subtracted from the initial payment.

    There are no refunds for reservations canceled within 60 days of your check-in date. There are no refunds for early departures or late arrivals.

  • I PAID IN FULL THROUGH A THIRD-PARTY BOOKING SITE (AIRBNB, MARRIOTT HOMES & VILLAS, ETC.), SO WHY DOES THE HAPPY STAYS X APP STILL SHOW AN UNPAID BALANCE?

    Due to the process in which partners such as Airbnb & Marriott Homes & Villas manage bookings & payments, your balance may show as Pending or Unpaid with Abode until you check out. In most cases, your reservation is fully paid and we will send an invoice after your departure if a balance is still owed. If you have any questions feel free to contact our reservation specialists at stay@abodeluxuryrentals.com.

  • PAYMENT POLICIY

    At the time of booking a reservation directly with Abode (via abodejacksonhole.com or with a reservation specialist), we charge 50% of the total reservation cost if your booking date is more than 60 days prior to your check-in date. The remaining 50% of your total balance will be automatically charged to the same credit card on file 60 days prior to your check-in date. Any reservation made within 60 days of your check-in date will be charged the total cost of the reservation at the time of booking. Reservations booked with third-party partners are subject to the booking schedules & policies of the specific partner.

  • WHAT IS THE DIFFERENCE BETWEEN SKI RESORTS?

    Jackson Hole Mountain Resort is located in Teton Village and offers something for everyone, and is known for its challenging terrain and has one of the longest continuous vertical rises in the U.S. Winter activities are endless and include snowboarding, downhill, and cross-country skiing, dog-sledding or sleigh rides, snowshoeing, ice-skating, snowmobiling, and more. During the summer months enjoy hiking, horseback riding, mountain bike trails, climbing adventures, and outdoor concerts. Scenic rides on the Jackson Hole Aerial Tram are available in both summer and winter.

    Snow King Mountain has year-round activities for the whole family, such as scenic gondola rides or the Cowboy Coaster. Winter visitors can enjoy snowboarding, skiing, snow tubing, or catch some air in one of the terrain parks. Night skiing and uphill skiing are available as well. Summer activities include hiking, mountain biking, bouldering, scenic gondola rides, or their Treetop Adventure ropes course. Kids of all ages will love the Alpine Slide, Amaze'n Maze, bungee trampoline, or mini-golf. Thrill-seekers won't want to miss Snow King's zip line - the steepest in North America.

    Grand Targhee Resort: Located on the west side of the Tetons, Grand Targhee is just 42 miles from Jackson and is known for an abundance of great powder. Enjoy their offers skiing, snowboarding, fat biking, snowshoeing, cross-country skiing, snowcat adventures and more. Summer is just as fun and families can enjoy a climbing wall, hiking and biking trails, bungee trampoline, or the nature center. Don't forget to ride their scenic gondola.

    The Owner X Mobile App allows you to access important information about your vacation rentals, all from your mobile device. It keeps you updated on necessary company news, shows you a list of your scheduled owner blocks, and provides a calendar so you can see all upcoming reservations and book any open dates.   • WHAT ARE THE CHECK-IN INSTRUCTIONS?

    CHECK IN IS AT 4:00 PM unless you have made previous arrangements with our team. If you've requested an early check-in and your property is ready before 4 pm, we will contact you to let you know!

    Please let us know your arrival time so we can welcome you at the property and get you acquainted with the space, amenities and provide tips & local recommendations for your stay. Important information on accessing & navigating the property can be found in the Happy Stays X app (download HERE). If you have questions about anything not listed in the app, or if you're having trouble finding the information that you're looking for, please let us know right away so that we can help make your stay with us as seamless & relaxing as possible so you can make the most of your minutes here in the mountains!

GUEST EXPERIENCE

  • WHAT SUPPLIES ARE INCLUDED IN THE RENTAL?

    We are happy to provide a variety of basic cleaning supplies & toiletries, in addition to local refreshments & provisions to get you started upon your arrival into Park City and allow you to slip into vacation mode immediately. All of our properties are stocked with other essential home goods, essentials and comforts of home. The list below is not complete, as each home is individually owned and therefore may have additional items not listed here. If you would like to know about the specific items stocked in the property for your stay, simply reach out via stay@abodeluxuryrentals.com.

    • High-Quality bed linens & towels
    • Shampoo, conditioner, body wash, lotion, hand soap and makeup towels are provided in each bathroom and sink in the home
    • A starter set of dish detergent, dish soap, sponges and laundry detergent are provided, along with toilet paper, tissues, paper towels & trash bags. We try to provide enough of these items for the duration of your stay, but for longer stays or heavier use, additional provisions can be purchased locally by the guests.
    • Minimally, all properties have a drip coffee maker.

    Each home is outfitted as if it were being lived in year round and our kitchens are fully functional with kitchen essentials & starter spices. Some properties may be more or less outfitted than others, based on individual homeowner preferences. If you anticipate a need for specific items ahead of your arrivals, such as supplies for cooking Thanksgiving dinner, or specialty kitchen items, please contact us prior to arrival to confirm if the item is in the home. Depending on the cost & availability of the item, we will do our best to accommodate your request. If you notice an item that is absent, please let us know. We are always happy to make suggestions to our owners to continuously improve the guest experience at their home.

    • Homes with wood-burning fireplaces will be provided starter logs, lighters and firewood to burn. Homes with propane BBQ grills will be provided with a full propane tank.
    • Local provisions, snacks and beverages are provided for you to enjoy upon arrival. For guests over the age of 21, alcoholic beverages from local purveyors may be provided.

  • HOW DO I DOWNLOAD THE GUEST APP?

    Once your final reservation payment has been made, you should have received an email from Abode with your personal access code to log in to the app. If you're having trouble, please contact our team.

  • IS HOUSEKEEPING INCLUDED WITH MY RENTAL?

    Departure clean is included in your stay.

    Mid-stay touch-ups or full-cleanings are also available to add on to your stay for an additional cost if desired. For pricing and housekeeping requests, please contact us as early as possible or before your check-in date. Abode makes every effort to accommodate all cleaning requests, but services cannot be guaranteed without sufficient notice (minimum 48 hours).

  • WHAT ARE THE CHECK-OUT INSTRUCTIONS?

    CHECK OUT IS AT 10:00AM. To allow us to properly clean and prepare the property for the next guest, we ask that you please let us know if you will be departing earlier than 10am to better assist us with scheduling of housekeeping.

    We ask that you please tidy up and leave the property as you would your own. Please load any dirty dishes in the dishwasher and start the cycle. Don't worry about stripping the beds – we've got you covered.

    Ensure all windows are shut and locked, fireplaces and appliances are off, leave any keys/key cards/parking pass/garage door opener (if applicable) on the kitchen counter. Note, there may be fees of up to $250 for lost keys, passes & openers.

    If there is a door from the garage to the house please leave it unlocked. In the winter, please make sure heat is set at 65.

    For additional questions and to let us know that you've departed, please text our guest SMS number provided in your check-in documents.

  • WHAT IS LOCAL TRANSPORTATION?

    Jackson Hole is very easy to get around, with a variety of options for every type of traveler. Depending on where you're staying or what adventures you'd like to explore, a rental car or private transportation may be a good fit to ensure you arrive at your destination on time with a guaranteed ride. For private luxury transportation, contact our Concierge Team at concierge@abodeluxuryrentals.com to help arrange services.

    Additionally, there is a well-established network of Uber & Lyft, as well as the local START Public Transportation system. START runs frequently in both the summer and winter months, providing transportation between Jackson and Teton Village and Jackson and Teton County, Idaho. As an added bonus, START's new hybrid buses, the first in the state of Wyoming, reduce fuel consumption by approximately 35%. Rides vary from $1 - $3 one way, depending on pick-up and drop-off locations. You can find more information and START Bus route schedules HERE.

  • DO I NEED TO RENT A CAR?

    Because of the START system's convenience, the abundance of local taxi services, Uber and Lyft service, private luxury transportation companies and the fact that many local outfitters will pick you up from your hotel en route to the day's adventure, having a car of your own is not always necessary in Jackson Hole. However, for those who want to get behind the wheel in Jackson Hole and take off on your own adventure, rental cars are available at the airport and in town. If you're unsure if a rental car is for you, feel free to reach out to our reservation specialists who can provide you more specific information on the area of your property rental and it's accessibility to the activities you're planning.
