CHECK IN & CHECK OUT
For all Abode properties, check-in time is 4:00 PM Mountain Standard Time and check-out time is 10:00 AM Mountain Standard Time. No early check-ins or late check-outs are permitted unless authorized via email by an Abode Jackson Hole representative. Do not try to access the property prior to 4:00pm (or your approved early check-in time) as your unique access code will not be activated until the time of check-in, and to allow proper time for sanitation preparations between guests. If Guest arrives early at the property and housekeeping is not complete, housekeeping will vacate the property and you acknowledge that the cleaning & sanitation will not be complete. We will do our best to accommodate early check-in & late check-out requests if availability allows. All late check-out requests must be sent to Abode Luxury Rentals at least 48 hours prior to departure. Same-day late check-out requests will not be accommodated. Unapproved occupancy after 10:00am or your approved check-out time subject to a minimum charge of $200 USD per hour, or up to a full nightly rate.
No refunds for early checkout, weather conditions or loss of power/water.
DAMAGE TO PROPERTY***
Guest WILL be required to provide a VISA/MasterCard/AMEX/Discover credit card number to be used as a security deposit in case of any property damage found during the post check-out property inspection. Upon check in Guest's card will have a hold placed on it for up to 25% of the total reservation fee. For some reservations an additional cash security deposit shall be required. The credit card used to create and pay for the booking shall be the credit card on file for damages, unless another credit card is given to Abode Jackson Hole prior to or at check in. Guest shall be liable to Abode Jackson Hole for the cost of repairing any damage to the Property in excess of normal wear and tear caused by Guest or Guest’s invitees, including, but not limited to, carpet stains, missing items, floods or leaks caused by Guest, fire or smoke damage, damaged furnishings, damage to property, missing or broken items, missing or stained linens, and damaged electronic equipment (“Damage”). Abode Jackson Hole shall charge the card on file for the payment of any such repair costs. By signing below, Guest acknowledges Abode Jackson Hole will charge Guest’s credit card or additional security deposit for unintentional damage beyond $100 and any intentional damage, theft, unauthorized pets, extensive cleaning required at check-out, smoking, exceeding occupancy or parking limits, and any other charges/policies in Booking Confirmation including any fines imposed on Homeowner by the City, County, State or Home Owner Association as the result of violation of any law, ordinance, rule or regulation or any fines or cost levied against Guest or visitors of Guest (“Excess Damage Costs”), to the Property and its contents. Guest will be notified of any Excess Damage Costs in writing via email. Any Excess Damage Costs will be also charged immediately to the Guest’s credit card or taken from additional funds. Guest, by signing below, assumes full responsibility for any items found to be missing and any damage due to misuse, negligence or action on Guest's or Guest’s visitors part, except in the case of normal wear-and tear reported within 72 hours after Check-in. If additional security deposit is taken via cash or check, it shall be returned to Guest within 10 business days net of any excess damage costs.

PAYMENT POLICY
We accept credit card payments. We break our payments down into two charges:
- At the time of booking a reservation, we charge 50% of the total reservation cost.*
- Within sixty (60) days of your arrival, we will charge the remaining balance of the reservation cost and security deposit where applicable.
*Any reservation made within sixty (60) days of your arrival date will be charged the full reservation cost.
REFUND & CANCELLATION POLICIES
- Confirmed reservations which are canceled before SIXTY(60) calendar days of your check-in date will be subject to a 25% cancelation fee. This fee will be subtracted from the initial payment.
- A cancelation within SIXTY (60) days will result in a charge of one-hundred percent (100%) of your payment. There are no refunds for early departures or late arrivals.
THERE ARE NO REFUNDS WITHIN 60 DAYS OF CHECK-IN, AND THERE ARE NO REFUNDS FOR ANY FEES COLLECTED WITHIN THE RESERVATION.
CONCIERGE SERVICES & FEES
Abode Jackson Hole offers an Optional Concierge Service with our In-House Concierge Team. If you would like suggestions for activities, restaurants, outfitters, and other similar services, there is no charge for this and you can reach the Concierge Team by emailing [email protected]. If you would like assistance coordinating and managing the delivery of things such as (but not limited to) ski rentals, private chefs, massages, excursions/activities, catering/drop-off meals, snowmobiling, grocery shopping/delivery, transportation (airport and in-town) there is 20% Service Charge that will be calculated off of the Receipt Totals. This is a premium service and also provides a 24/7/365 Concierge to assist you via phone, text, and email. Any items or services procured by the Concierge Team on your behalf will be added to your Abode Account and charged as procured. In the event that you cancel an item/service after the order is placed, you may receive a refund equal to the receipt total minus any Concierge Service Charges. Please note, some vendors have specific cancellation terms that will dictate if any or a portion of the price will be refunded (depending on how close to the date you cancel a service). Some vendors do not offer refunds. A Credit Card is required to be kept on file should you request the Concierge Team to procure items/services on your behalf.

CHANGES TO RESERVATION
Note that any Guest changes to this reservation will be subject to a $500.00 (USD) fee. Abode Jackson Hole reserves the right to make changes to this reservation given there is an issue with the property booked.
OCCUPANCY
Each property has a maximum occupancy as well as a maximum number of adults that are allowed in the room without an extra charge. You will be charged at check-in for any extra adults in the room beyond the adult limit up to the occupancy limit. The charge for extra adult per night is $100.00 (USD). Each rental is designed to sleep a specific number of people (maximum occupancy). Unless otherwise stated, the standard occupancy limits are:
- 1 Bed/1 Bath Max. Occupancy: 4 people
- 2 Bed/2 Bath Max. Occupancy: 6 people
- 3 Bed/3 Bath Max. Occupancy: 8-10 people
- 4 Bed/4 Bath Max. Occupancy: 10-12 people
- 5 Bed/5 Bath Max. Occupancy: 12-14 people
- 6 Bed/6 Bath Max. Occupancy: 14-16 people
- 7 Bed/7 Bath Max. Occupancy: 16-18 people
- 8 Bed/8 Bath Max. Occupancy: 18-20 people
Occupancies are monitored and will be strictly enforced. You will be subject to eviction without return of your rental payment if more people are found in your rental.
TERMS & CONDITIONS
1. No persons are allowed to stay overnight in the Property other than those confirmed on the reservation. Guests must abide by the Property’s maximum occupancy rules at all times.
2. Guest expressly acknowledges and agrees that this agreement allows transient occupancy of the Property only. Guest does not intend to make the Property a residence or household.
3. Guest is responsible to inform all individuals occupying or visiting the Property about all terms and conditions of this agreement. Guest is liable for the conduct of such individuals during the term of Guest’s reservation, including any violation of the terms and conditions of this agreement.
4. Vehicles may not be parked on the street or any area other than the driveway for the Property without Abode Jackson Hole’s written consent. Any vehicle parked in violation of this rule will be towed at Guest’s expense.
5. Disruptive behavior or excessively loud noise is strictly prohibited and cause for eviction.
6. No pets of any kind are allowed in or about the Property. A $3500.00 (USD) cleaning fee will be charged to the security deposit if a pet or evidence of a pet is found in the Property during or immediately after your stay.
7. Smoking in or about the Property is strictly prohibited. A cleaning fee will be deducted from the security deposit for any violation of this policy.
8. A $250.00 (USD) charge per item will be assessed for each key or garage door opener not returned.
9. The Property may experience a power and similar service outage. Such outages are beyond our control. We will report outages as they occur and work to ensure service is restored as quickly as possible but no refunds or compensation will be given for any outages.
10. Guest acknowledges there may be construction activities on or near the Property. No refunds or compensation will be given for noise or disturbances from any such activities.
11. Guest acknowledges that Abode Jackson Hole does not own the Property and certain issues may arise that are beyond Abode Jackson Hole’s control including, but not limited to, conflicts with Owner occupancy dates, events that render the Property uninhabitable, the need to show the Property to prospective buyers (with a minimum of 24 hours advance notice), and the sale of the Property prior to Guest arrival. In the rare event that these or any similar issues arise, Abode Jackson Hole will do everything in its power to maintain the reservation with the Property but reserves the right to move the reservation to the most similar property available.
12. Notwithstanding anything else stated in this agreement, Abode Jackson Hole reserves the right to transfer, refund or cancel this reservation.
13. Abode Jackson Hole is not liable for damage or loss by theft, accident or otherwise to Guest’s property prior to, during, or after the stay.
14. Agents of Abode Jackson Hole may enter the Property for inspection purposes related to the enforcement of these rules.
15. Any violation of this agreement may result in a fine and immediate eviction.
16. Guest agrees to pay all reasonable costs, attorney's fees and expenses incurred by Abode Jackson Hole in enforcing this agreement.
17. Guest hereby releases Abode Jackson Hole and the Owner of the Property, and shall at all times hold them harmless, from any claims, liens, demands, charges, encumbrances, litigation (whether prosecuted to judgment or not), arbitration, legal costs and fees arising directly or indirectly out of any actual or alleged injury or other harm (including death) to any person or animal, any actual or alleged damage to or destruction of Guest’s property, and any other actual or alleged damage or loss whatsoever, resulting or alleged to result in whole or in part from any actual or alleged event or occurrence with respect to the Property or any other matter covered by this agreement.
18. Firearms or other types of weapons are not permitted in or around the Property.
19. Guest shall be charged $200 if a drain and fill of the hot tub is necessary.
17. Each property has a limited and maximum number of parking spaces that must be enforced.
18. All-wheel drive or 4 wheel drive is highly recommended.

In addition to the foregoing, Guest acknowledges that the Property has one or more bunk beds and a hot tub, which may constitute or create hazards and risks to the safety of Guest and individuals occupying or visiting the Property during Guest’s stay. Guest hereby releases Abode Jackson Hole and the Owner of the Property, and shall at all times hold them harmless, from any litigation, claims, costs and expenses of any kind, including attorneys’ fees, arising directly or indirectly out of any actual or alleged injury or other harm (including death) to any person, animal, or personal property, resulting or alleged to result in whole or in part from any actual or alleged use of any bunk bed or hot tub at the Property.
CONCLUSION
It is the responsibility of Guest paying/signing to inform all individuals (otherwise associated with this party), about the applicable policies, and the ramifications of all contents of this contractual agreement. Neither Abode Jackson Hole nor property Owner accepts liability for the failure of Guest to inform such individuals falling under this contract.
Guest hereby releases Abode Jackson Hole and property Owner and shall at all times hold them clear and harmless from any claims, liens, demands, charges, encumbrances, litigation (whether prosecuted to judgment or not), arbitration, legal costs and fees, and judgments arising directly or indirectly out of any actual or alleged death of or injury to any person or animal, any actual or alleged damage to or destruction of any of Guests property, any other actual or alleged damage or loss whatsoever, resulting or alleged to result in whole or in part from any actual or alleged event or occurrence with respect to the Property or any other matter, which is subject of this agreement. Abode Jackson Hole reserves the right to transfer, refund or cancel this reservation.
Abode Jackson Hole and property Owner may provide Guest a welcome gift that includes food and local brewery products (including alcoholic beverages). By signing below, Guest acknowledges the he/she is at least 21 years old, and that tasting or consuming the food and beverages provided by Abode Jackson Hole and property Owner might be hazardous to Guest and others occupying or visiting the property. Such hazards include without limitation injury or death arising from food sickness, allergic reactions, choking and inebriation. By signing below, Guest agrees for himself/herself, and for all others occupying or visiting the property with Guest, that he/she (1) assumes all risks associated with tasting or consuming the food and beverages provided by Abode Jackson Hole and property Owner, (2) unconditionally releases Abode Jackson Hole and property Owner, and their members, managers and agents, from all liability, claims, damage or loss arising in any way from tasting consuming the food and beverages provided by Abode Jackson Hole and property Owner, and (3) agrees to indemnify and hold harmless Abode Jackson Hole and property Owner, and their members, managers and agents, from all liability, claims, damage or loss arising in any way from tasting or consuming the food and beverages provided by Abode Jackson Hole and property Owner.
Abode Jackson Hole may provide referrals to third-party vendors for various goods and services. Any such referral (whether or not Abode is compensated for the referral) is a courtesy offered to Guest and not an endorsement of the vendor. Abode Jackson Hole has no partnership or similar relationship with any such vendor, makes no representation regarding any such vendor, and takes no responsibility for any such vendor’s acts or omissions. By signing below, Guest agrees for himself/herself, and for all others occupying or visiting the property with Guest, that they (1) assume all risks associated with goods and services provided by third-party vendors, (2) unconditionally release Abode Jackson Hole and its members, managers and agents from all liability, claims, damage or loss arising in any way from goods or services provided by third-party vendors, and (3) agree to indemnify and hold harmless Abode Jackson Hole and its members, managers and agents from all liability, claims, damage or loss arising in any way from goods or services provided by third-party vendors.
All of the above information and standard policies and procedures have been reviewed and meet with the approval of the Guest. By signing below, Guest agrees to the terms and conditions of this agreement as described above and agrees to pay all reservations costs outlined in this agreement and agrees to have Guest's credit card charged in the event of damages, as outlined in the DAMAGE TO PROPERTY*** section above.
